On a site area measuring almost 2000m² this development was initiated by Stepjack Pty Ltd and later acquired by Primrose Holdings Pty Ltd. Bryant Concepts was approached to design Architectural and Structural components for a warehouse and associated offices on Hardys Road, Underdale SA, tenanted by Viking Fire Protection.
The corner block ran north-south, has two faces that offer street views and backs onto two small properties. The site is adjacent to a highly populated residential area so there were some additional restrictions with the planning of this project; height and shading properties had to be examined closely which resulted in offsetting the warehouse from the western boundary. To minimise the visual impact on neighbouring properties this western wall was also masked with assorted new landscaping and clad with a combination of materials, incorporating horizontally lined, Colorbond, Custom Orb wall cladding along the top and a concrete panel wall, with a painted finish, on the lower section.
Each face has been designed to supply natural light into the building, reduce electrical costs and hence provide energy efficiency. Long horizontal panes of laminated glazed windows were incorporated, to create a full height element within the office façades, small commercial grade awning windows have also been used in a pillar arrangement to provide ventilation and create visual diversity.
The glazing is dark to provide ultimate privacy for the interior and contrast with the exterior wall finishes. The eastern wall is further refined using horizontal grooves and square grooved panels to create depth and character, while maintaining the connection to the front façade through the use of matching window elements and colour scheme.
Square shaped, laminated glass windows have been used in combination with horizontally lined, Colorbond, Custom Orb wall cladding on the southern elevation, this allows natural light into the warehouse and created an interesting visual component. The southern elevation faces the street and has been finished with a painted concrete panel wall in an asymmetrical design to generate further visual interest.
Minor elements have been selected to match the overall structure, including roller shutters, flashings, rainheads, cappings and downpipes. The building design is sophisticated yet simple which allows the facility to be versatile and timeless.
About 90m² of main office space is separated into bathroom, kitchenette and display areas on the ground floor, whereas facilities are shared between the warehouse and despatch office. The 70m² of despatch space is split into a closed office and open office-reception. The immediate access to the warehouse is practical from both the despatch and main offices while mezzanine level storage is also maximising the use of the facility. Car parks have been provided adjacent to the main entrance and landscaping has been introduced along most of the sites perimeter.
