Linfox was quite specific with the design brief for their new State Office Facility. They stipulated: A professional, corporate building, A distinctive office entry, Visual impact from street, A confusion free entry, Low-water, low-maintenance landscaping, Effective use and storage of rainwater.

The site was fairly flexible in a sense that it was not too restrictive in truck movement and turning. The building had to incorporate number of warehouse loading docks and a reception/main office.

The office makes use of a part of the site which is well exposed to the main entrance, yet away from heavy vehicle traffic. The use of just a few expensive materials such as Alucobond Panelling make the modern entrance a strong focal point for the State Head Office. Good signage was also utilised to direct vistor traffic at the main entry point.

To break up the mass and large scale of the warehouse, a light coloured custom orb sheeting has been utilised and the use of contrasting downpipes created some visual interest on the facade. The colour choices helped to connect with the office areas and unify the entire development. Black cappings and low level concrete dado walls develop the warehouse elevation further and the charcoal coloured roller shutters also link to the Alucobond entry from a far.

The roof stormwater discharges into a number of rainwater tanks situated behind the building. Rainwater is then used for high pressure washing of vehicles in the truck wash, set behind the freezer building. The rainwater is also used to irrigate the young native gardens which finishes off the development and softens the industrial nature of the buildings.
