Bryant Concepts was engaged by the builder to prepare Architectural, Structural and Civil design documentation for a design and construct project.
Being a design and construct project, the design brief was constantly evolving to satisfy the builder, the developer and the tenant.
The building comprises of a 28,000m2 warehouse with associated offices and amenities. The efficient vehicle access and manoeuvring space was critical to the success of the project.
To break up the mass and large scale of the building, the use and combination of varied materials was embraced. By mixing up vertical and horizontal wall sheeting of different profiles with the full height precast concrete panel feature walls which return around the corners creates interest.
Having such a massive roof area and external pavement area, meant the on-site stormwater management system was an important design factor. All roof surface water runoff and pavement run off is directed into a swale system around the perimeter of the site boundary.
Large retention ponds were required to temporarily store and allow for the discharge of stormwater at a controlled rate into the council stormwater system. The extensive swale system has been landscaped to prevent erosion and supply visual amenity to the development. The swales allow for any contaminants in the water runoff to filtrate into the soil and not pass into the Council stormwater system.
The staff amenities make up almost 50% of the main office, so it was important to separate the uses. The office staff toilets and the computer-communications room separate the quieter office areas from the noisy warehouse staff locker room and lunch room. A courtyard off the lunch room allows staff to take breaks outside under the cover of a shade-sail canopy.
Natural lighting to the warehouse is supplied via translucent roof sheeting in each bay. This supplies sufficient light to save running the electric lights during daylight hours, therefore reducing running costs.
Overall, the project was a success with Bryant Concepts suppling a cost effective building solution to satisfy all parties.
